There was even belief we might experience a housing crash like the one that occurred during the last decade.<span id=\"more-39509\"><\/span><\/p>\n<p>However, according to two separate reports*, buyer demand dramatically increased over the last three months, leading into this spring buyers\u2019 market (the March data is not yet available).<\/p>\n<p>Both the <a href=\"https:\/\/www.showingtime.com\/showingtime-showing-index\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><em>ShowingTime Showing Index<\/em><\/a> and the <a href=\"http:\/\/economistsoutlook.blogs.realtor.org\/2019\/04\/09\/realtors-report-stronger-buyer-traffic-as-affordability-improves\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><em>National Association of REALTORS Buyer Traffic Index<\/em><\/a> show that buyer demand has increased in each of the last three months.<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2019\/04\/16140656\/20190418-ENG-STM.jpeg?ssl=1\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-39512\" src=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2019\/04\/16140656\/20190418-ENG-STM.jpeg?resize=650%2C292&#038;ssl=1\" alt=\"Buyer Demand Surging as Spring Market Begins | Simplifying The Market\" width=\"650\" height=\"292\" \/><\/a><\/p>\n<h4><strong>Why the increase in demand? Increased buying power.<\/strong><\/h4>\n<p>According to the<em> National Association of Realtors\u2019<\/em> <a href=\"http:\/\/economistsoutlook.blogs.realtor.org\/2019\/04\/09\/realtors-report-stronger-buyer-traffic-as-affordability-improves\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><em>Economists\u2019 Outlook Blog<\/em><\/a>, purchasing a home has become more affordable, which has led to increased demand.<\/p>\n<blockquote>\n<p><em>\u201cDue to the combination of falling home prices and mortgage rates, the income needed to make an affordable mortgage payment (mortgage no more than 25% of income) on a median-priced home with 10% down payment and 30-year fixed rate mortgage decreased from $60,425 in June 2018 to $53,783 as of February 2019, and the difference of $6,642 represents a gain in buying power because one can afford a home purchase at a lower level of income.\u201d<\/em><\/p>\n<\/blockquote>\n<h3><strong>Bottom Line <\/strong><\/h3>\n<p>It appears the spring buyers\u2019 market is going to be much stronger than many had projected.
