It is an online resource for research and information on how homeownership contributes to individual and community success.<\/p>\n<p>Their article, <a href=\"https:\/\/howhousingmatters.org\/articles\/ladder-economic-opportunity-starts-housing\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">The First Rung on the Ladder to Economic Opportunity Is Housing<\/a>, explains the importance of homeownership to a family\u2019s financial health. In that article, they simply stated:<\/p>\n<blockquote>\n<p><em>\u201cThe ladder to economic success can stretch only so high without the asset-building power of homeownership.\u201d<\/em><\/p>\n<\/blockquote>\n<p>To this point, <em>National Association of Realtors\u2019<\/em> (NAR) <a href=\"http:\/\/economistsoutlook.blogs.realtor.org\/2019\/03\/11\/wealth-gains-from-homeownership-across-metro-areas-in-2018\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Economists\u2019 Outlook Blog<\/a> revealed in a recent post:<\/p>\n<blockquote>\n<p><em>\u201cHousing wealth contributes positively to the homeowner\u2019s and children\u2019s economic condition, because home equity can be tapped for expenditures such as investing in another property (which can generate rental income), home renovation (which further increases the home value), a child\u2019s college education, emergency or major life events, or expenses in retirement\u2026<\/em><\/p>\n<p><em>Housing wealth (or net worth or equity) is built up over time via the home price appreciation and the principal payments that the homeowner makes on the loan.\u201d<\/em><\/p>\n<\/blockquote>\n<p>Here is a graph showing the build-up of wealth over time:<a href=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2019\/06\/17120656\/20190604-MEM.jpg?ssl=1\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-39898\" src=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2019\/06\/17120656\/20190604-MEM.jpg?resize=650%2C366&#038;ssl=1\" alt=\"How Homeownership Delivers Unsurpassed Family Wealth | Simplifying The Market\" width=\"650\" height=\"366\" \/><\/a>Just last month, NAR\u2019s Chief Economist, Lawrence Yun, <a href=\"https:\/\/www.nar.realtor\/newsroom\/metro-home-prices-see-3-9-increase-in-2019-s-first-quarter\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">explained<\/a> that even though home appreciation has slowed, homeowners are still building wealth:<\/p>\n<blockquote>\n<p><em>\u201cHomeowners in the majority of markets are continuing to enjoy price gains, albeit at a slower rate of growth. A typical homeowner accumulated $9,500 in wealth over the past year.\u201d<\/em><\/p>\n<\/blockquote>\n<h4><strong>Later in life, this wealth is crucial\u2026<\/strong><\/h4>\n<p>This wealth is important to a family\u2019s retirement plans. In a recent report from the Joint Center for Housing Studies at Harvard University titled, <a href=\"https:\/\/www.jchs.harvard.edu\/housing-americas-older-adults-2018\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Housing America\u2019s Older Adults 2018<\/a>, they revealed that a renter 65 years old or older has a net worth of $6,710. Meanwhile, a homeowner 65+ years old has a net worth of $319,200. That huge difference will allow for a dramatic upgrade in one\u2019s lifestyle during your retirement years.<\/p>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>Homeownership builds wealth.
