The uncertainty brought about by both has made predicting consumer behavior nearly impossible. For that reason, forecasting home prices has become extremely difficult.<\/p>\n<p><span id=\"more-42558\"><\/span><\/p>\n<p>Normally, there\u2019s a simple formula to determine the future price of any item: calculate the supply of that item in ratio to the demand for that item. In housing right now, demand far exceeds supply. Mortgage applications to buy a home just rose to the <a href=\"https:\/\/economics.cmail20.com\/t\/ViewEmail\/d\/2C4CBEA02A5524AE2540EF23F30FEDED\/5323CD85A2087AFD22947492D9797BBC\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">highest level in 11 years<\/a> while inventory of homes for sale is at (or near) an all-time low. That would usually indicate strong appreciation for home values as we move throughout the year.<\/p>\n<p>Some experts, however, are not convinced the current rush of purchasers is sustainable. Ralph McLaughlin, <em>Chief Economist<\/em> at <em>Haus<\/em>, explained in their <a href=\"https:\/\/haus.com\/resources\/june-2020-hausing-market-forecast\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">June 2020 Hausing Market Forecast<\/a> why there is concern:<\/p>\n<blockquote>\n<p><em>\u201cThe upswing that we\u2019ll see this summer is a result of pent-up demand from homebuyers and supply-in-progress from homebuilders that has simply been pushed off a few months. However, after this pent-up demand goes away, the true economic scarring due to the pandemic will begin to affect the housing market as the tide of pent-up demand goes out.\u201d<\/em><\/p>\n<\/blockquote>\n<p>The virus and other challenges currently impacting the industry have created a wide range of thoughts regarding the future of home prices. Here\u2019s a list of analysts and their projections, from the lowest depreciation to the highest appreciation:<\/p>\n<ul>\n<li><a href=\"https:\/\/www.corelogic.com\/insights-download\/homeowner-equity-report.aspx\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">CoreLogic<\/a>: Year-Over-Year decline of -1.5%<\/li>\n<li><a href=\"https:\/\/haus.com\/resources\/june-2020-hausing-market-forecast\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Haus<\/a>: Year-Over-Year decline of -1%<\/li>\n<li><a href=\"http:\/\/zillow.mediaroom.com\/2020-06-18-U-S-Home-Value-Growth-Slows-Prices-May-Fall-in-Second-Half-of-2020\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Zillow<\/a>: Year-Over-Year change is forecasted to bottom out at -0.7%.<\/li>\n<li><a href=\"https:\/\/pulsenomics.com\/surveys\/#home-price-expectations\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Home Price Expectation Survey<\/a>: Decline of -0.3% in 2020<\/li>\n<li>Fannie Mae: Increase of 0.4% in 2020<\/li>\n<li><a href=\"http:\/\/www.freddiemac.com\/fmac-resources\/research\/pdf\/202006-Forecast.pdf\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Freddie Mac<\/a>: Increase of 2.3% in 2020<\/li>\n<li><a href=\"https:\/\/www.zelmanassociates.com\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Zelman &amp; Associates<\/a>: Increase of 3.0% in 2020<\/li>\n<li>National Association of Realtors: Increase of 3.8% in 2020<\/li>\n<li><a href=\"https:\/\/www.mba.org\/news-research-and-resources\/research-and-economics\/forecasts-and-commentary\/mortgage-finance-forecast-archives\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Mortgage Bankers Association<\/a>: Increase of 4.0% in 2020<\/li>\n<\/ul>\n<p>We can garner two important points from this list:<\/p>\n<ol>\n<li>There is no real consensus among the experts.<\/li>\n<li>No one projects prices to crash like they did in 2008.<\/li>\n<\/ol>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>Whether you\u2019re thinking of buying a home or selling your house, know that home prices will not change dramatically this year, even with all of the uncertainty we\u2019ve faced in 2020.<\/p>\n<p>Source: New feed<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A worldwide pandemic and an economic recession have had a tremendous effect on the nation.
