It\u2019s important, however, to closely consider what else impacts the purchase. It\u2019s not just the price of the house that matters, but the overall cost in the long run. Today, that\u2019s largely impacted by low <a href=\"https:\/\/www.simplifyingthemarket.com\/2020\/08\/14\/mortgage-rates-payments-by-decade-infographic\/?a=375140-ca8522ad04357da9549c08492a932f70\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">mortgage rates<\/a>. Low rates are actually making homes more affordable now than at any time since 2016, and here\u2019s why.<span id=\"more-42933\"><\/span><\/p>\n<p>Today\u2019s <strong>low rates are off-setting rising home prices<\/strong> because it\u2019s less expensive to borrow money. In essence, purchasing a home while mortgage rates are this low may save you significantly over the life of your home loan.<\/p>\n<p>Taking a look at the graph below with data sourced from the <em>National Association of Realtors<\/em> (NAR), the higher the bars rise, the more affordable homes are. The <strong>orange bars<\/strong> represent the period of time when homes were most affordable, but that\u2019s also reflective of when the housing bubble burst. At that time, distressed properties, like foreclosures and short sales, dominated the market. That\u2019s a drastically different environment than what we have in the housing market now.<\/p>\n<p>The <strong>green bar<\/strong> represents today\u2019s market. It shows that homes truly are more affordable than they have been in years, and much more so than they were in the normal market that led up to the housing crash. Low mortgage rates are a big differentiator driving this <a href=\"https:\/\/www.simplifyingthemarket.com\/2020\/07\/07\/taking-advantage-of-homebuying-affordability-in-todays-market\/?a=375140-ca8522ad04357da9549c08492a932f70\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">affordability<\/a>.<a href=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2020\/08\/31173707\/20200901-MEM-Eng-1.jpg?ssl=1\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-42935\" src=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2020\/08\/31173707\/20200901-MEM-Eng-1.jpg?resize=650%2C488&#038;ssl=1\" alt=\"It\u2019s Not Just About the Price of the Home | Simplifying The Market\" width=\"650\" height=\"488\" \/><\/a><\/p>\n<h4><strong>What are the experts saying about affordability?<\/strong><\/h4>\n<p>Experts agree that this unique moment in time is making homes incredibly affordable for buyers.<\/p>\n<p><a href=\"https:\/\/www.nar.realtor\/newsroom\/metro-home-prices-grow-in-96-of-metro-areas-in-second-quarter-of-2020\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Lawrence Yun, <em>Chief Economist<\/em>, NAR<\/a>:<\/p>\n<blockquote>\n<p><em>\u201cAlthough housing prices have consistently moved higher, when the <strong>favorable mortgage rates<\/strong> are factored in, an overall home purchase was more affordable in 2020\u2019s second quarter compared to one year ago.\u201d<\/em><\/p>\n<\/blockquote>\n<p><a href=\"https:\/\/www.marketwatch.com\/story\/the-housing-market-is-on-a-sugar-high-home-sales-are-soaring-but-is-it-a-good-time-to-buy-heres-what-the-experts-say-2020-08-21\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Bill Banfield,<em> EVP of Capital Markets, Quicken Loans<\/em><\/a><em>:<\/em><\/p>\n<blockquote>\n<p><em>\u201cNo matter what you\u2019re looking for, this is a great time to buy since the current low interest rates can <strong>stretch your spending power.<\/strong>\u201d<\/em><\/p>\n<\/blockquote>\n<p><a href=\"http:\/\/www.mortgagenewsdaily.com\/08032020_black_knight_mortgage_monitor.asp\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Mortgage News Daily<\/a>:<\/p>\n<blockquote>\n<p><em>\u201cThose shopping for a home can afford 10 percent more home than they could have one year ago while keeping their monthly payment unchanged.
