Record-Low Mortgage Interest Rates<\/strong><\/h4>\n<p>In 2020, the average interest rate for a 30-year fixed mortgage hit a record low 16 times, continuing to fall further below 3%. According to <em>Freddie Mac<\/em>, the average 30-year fixed interest rate today is <a href=\"http:\/\/www.freddiemac.com\/pmms\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">2.65%<\/a>. Many wonder how low these rates will go and how long they\u2019ll last. Len Keifer, <em>Deputy Chief Economist<\/em> for <em>Freddie Mac<\/em>, <a href=\"https:\/\/www.bankrate.com\/mortgages\/mortgage-rate-forecast-for-january-2021\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">advises<\/a>:<\/p>\n<blockquote>\n<p><em>\u201cIf you\u2019ve found a home that fits your needs at a price you can afford, it might be better to act now rather than wait for future rate declines that may never come and a future that likely holds very tight inventory.\u201d<\/em><\/p>\n<\/blockquote>\n<p>This sense of urgency is driving many to buy this year.<\/p>\n<h4><strong>2. Working from Home<\/strong><\/h4>\n<p>Remote work\u00a0is a new normal for many businesses, and it\u2019s lasting longer than most expected. Many in the workforce today are discovering they don\u2019t need to live close to the office anymore and they can get more for their money by moving\u00a0a little further outside of the city limits. David Mele, <em>President<\/em> at <em>Homes.com<\/em>, says:<strong>\u00a0<\/strong><\/p>\n<blockquote>\n<p><em>\u201cThe surge in the work-from-home population has rewritten the playbook for many homebuying and rental decisions, from when and where to relocate, to what people are looking for in their next residence.\u201d<\/em><\/p>\n<\/blockquote>\n<p>The reality is, for some people, working remotely in their current home is challenging, especially when there may be other options available.<\/p>\n<h4><strong>3. More Outdoor Space<\/strong><\/h4>\n<p>Another new priority for homeowners is having more usable outdoor space. Being at home is driving those in some areas to seek less densely populated neighborhoods so they have more room to stretch their legs. In addition, those living in apartments and townhomes are often looking for extra square footage, both inside and out.<\/p>\n<p>According to the <em>State of Home Spending<\/em> report by <a href=\"https:\/\/www.homeadvisor.com\/r\/wp-content\/uploads\/2020\/12\/DP6355-StateOfHomeSpending-2020-R4.pdf\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><em>HomeAdvisor<\/em><\/a><em>, <\/em>of the households surveyed, almost half reported spending 27% more on outdoor living over the past year. This is a trend that\u2019s expected to grow in 2021 and beyond.<\/p>\n<h4><strong>4. Avoiding Renovations<\/strong><\/h4>\n<p>It\u2019s recently come to light that many homeowners would also rather buy a new home than go through the process of fixing up the one they have. According to the 2020 <em>Profile of Home Buyers and Sellers <\/em><a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/highlights-from-the-profile-of-home-buyers-and-sellers\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">report<\/a> from the <em>National Association of Realtors<\/em> (NAR), 44% of homebuyers purchased a new home to <em>\u201cavoid renovations or problems with the plumbing or electricity.\u201d<\/em><\/p>\n<p>Depending on what needs to be addressed, today\u2019s high buyer demand may make it possible to skip some <a href=\"https:\/\/www.simplifyingthemarket.com\/2020\/10\/30\/should-i-renovate-my-house-before-i-sell-it-infographic\/?a=375140-ca8522ad04357da9549c08492a932f70\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">renovations<\/a> before selling.
