That\u2019s not the case, however, on the supply side. Seller traffic is simply not keeping up. Here\u2019s a breakdown by state:<a href=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2021\/01\/13171320\/20210114-MEM-Eng-1.jpg?ssl=1\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-43704\" src=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2021\/01\/13171320\/20210114-MEM-Eng-1.jpg?resize=650%2C325&#038;ssl=1\" alt=\"Why Right Now May Be the Time to Sell Your House | Simplifying The Market\" width=\"650\" height=\"325\" \/><\/a>As the maps show, buyer traffic is high, but seller traffic is low. With so few homes for sale right now, record-low inventory is creating a mismatch between supply and demand.<\/p>\n<p>NAR also just\u00a0reported\u00a0that the actual number of homes currently for sale stands at\u00a0<strong>1.28 million<\/strong>, down 22% from one year ago (1.64 million). Additionally, inventory is at an all-time low with <strong>2.3 months supply <\/strong>available at the current sales pace. In a normal market, that number would be 6.0 months of <a href=\"https:\/\/www.simplifyingthemarket.com\/2020\/12\/10\/why-it-makes-sense-to-sell-your-house-this-holiday-season\/?a=375140-ca8522ad04357da9549c08492a932f70\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">inventory<\/a> \u2013 significantly higher than it is today.<\/p>\n<h4><strong>What does this mean for buyers and sellers?<\/strong><\/h4>\n<p><strong>Buyers<\/strong>\u00a0need to\u00a0<strong>remain patient<\/strong>\u00a0in the search process. At the same time, they must be ready to\u00a0<strong>act immediately<\/strong> once they find the right home since <a href=\"https:\/\/www.simplifyingthemarket.com\/2020\/10\/16\/how-to-prepare-for-a-bidding-war-infographic\/?a=375140-ca8522ad04357da9549c08492a932f70\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">bidding wars<\/a> are more common when so few houses are available for sale.<\/p>\n<p><strong>Sellers\u00a0<\/strong>may not want to wait until spring to put their houses on the market, though. With\u00a0such <strong>high buyer<\/strong> <strong>demand and such a low supply<\/strong>, now is the perfect time to sell a house on optimal terms.<\/p>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>The real estate market is entering the year like a lion.
