The thinking was that inventory would increase from record-low levels and put an end to the <a href=\"https:\/\/www.simplifyingthemarket.com\/2021\/04\/02\/buyer-competition-is-good-news-for-sellers-infographic\/?a=375140-ca8522ad04357da9549c08492a932f70\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">bidding wars<\/a> that have driven home prices up over the past twelve months. However, that increase in inventory has yet to materialize. The <em>National Association of Realtors<\/em> (NAR) reports that <strong>there are currently 410,000 fewer single-family homes available for sale<\/strong> than there were at this time last year.<span id=\"more-44283\"><\/span><\/p>\n<p>This has forced those who made appreciation forecasts this past January to amend those projections. The <a href=\"https:\/\/www.mba.org\/news-research-and-resources\/research-and-economics\/forecasts-and-commentary\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><em>Mortgage Bankers Association<\/em><\/a>, <a href=\"https:\/\/www.fanniemae.com\/media\/38961\/display\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><em>Fannie Mae<\/em><\/a>, <em>Freddie Mac<\/em>, the <em>National Association of Realtors<\/em>, and <a href=\"https:\/\/www.zelmanassociates.com\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><em>Zelman &amp; Associates<\/em><\/a> have all adjusted their numbers upward after reviewing first quarter housing data. Here are their original forecasts and their newly updated projections:<a href=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2021\/04\/28134949\/20210429-MEM-Eng-1.png?ssl=1\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-44285\" src=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2021\/04\/28134949\/20210429-MEM-Eng-1.png?resize=650%2C488&#038;ssl=1\" alt=\"Is Home Price Appreciation Accelerating Again? | Simplifying The Market\" width=\"650\" height=\"488\" \/><\/a>Even with the increases, the updated projections still don\u2019t reach the above 10% appreciation levels of 2020. However, a jump in the average projection from 5.3% to 7.7% after just one quarter is substantial. <a href=\"https:\/\/www.simplifyingthemarket.com\/2021\/04\/27\/will-the-housing-market-maintain-its-momentum\/?a=375140-ca8522ad04357da9549c08492a932f70\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Demand<\/a> will remain strong, so future appreciation will be determined by how quickly listing inventory makes its way to the market.<\/p>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>Entering 2021, there was some speculation that we might see price appreciation slow dramatically this year. Today, experts believe that won\u2019t be the case.
