Below, we can see just how small of a share of total financing VA loans made up in June of 2021, according to that <em>Ellie Mae <\/em>report:<a href=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2021\/07\/28112036\/20210729-MEM-Eng-1.png?ssl=1\" target=\"_blank\" rel=\"nofollow noopener\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-44832\" src=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2021\/07\/28112036\/20210729-MEM-Eng-1.png?resize=650%2C488&#038;ssl=1\" alt=\"Home Sellers: There Is an Extra Way To Welcome Home Our Veterans | Simplifying The Market\" width=\"650\" height=\"488\" \/><\/a><strong>The drop in VA loan usage can be attributed to the difficulties veterans continue to face when buying a home.<\/strong> The NAR article elaborates:<\/p>\n<blockquote>\n<p><em>&#8220;It is extremely difficult for FHA\/VA buyers to get accepted in a multiple offer situation. They are on the bottom of the hierarchy.&#8221;<\/em><\/p>\n<\/blockquote>\n<p>One contributing factor is that buyers with VA loans can\u2019t waive certain contingencies. However, just because a certain contingency must be present for a particular buyer doesn\u2019t mean that buyer\u2019s offer shouldn\u2019t be considered.<\/p>\n<h4><strong>What Should Sellers Do To Help Create a Level Playing Field?<\/strong><\/h4>\n<p>As a seller, it\u2019s important to consider every offer in front of you regardless of loan type. If you\u2019re selecting an offer because some contingencies are waived, keep in mind that it doesn\u2019t always mean the offer is what\u2019s best for you.<\/p>\n<p>Buyers who can\u2019t waive specific contingencies may adjust other terms in their offer to make it more appealing to sellers. This may depend on several factors, including their loan type and location, but a motivated buyer and their agent will do everything they can to present an offer that\u2019s as appealing to you as possible.<\/p>\n<p>Ultimately, you should make sure you take time to really understand the terms of their offer and see the big picture.
