In their latest <a href=\"https:\/\/www.realtor.com\/research\/data\/\" target=\"_blank\" rel=\"nofollow noopener\">monthly release<\/a>, <em>realtor.com<\/em> reveals the number of existing homes entering the market has increased for two months in a row (this comes after six months of declines). Here\u2019s a graph showing the monthly new listings going back to January of last year. The green bars indicate the first gains since June.<span id=\"more-46174\"><\/span><\/p>\n<p><a href=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2022\/03\/16092752\/20220317-MEM-Eng-1.png?ssl=1\" target=\"_blank\" rel=\"nofollow noopener\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-46176\" src=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2022\/03\/16092752\/20220317-MEM-Eng-1.png?resize=650%2C488&#038;ssl=1\" alt=\"Did Your Dream Home Just Come on the Market? | Simplifying The Market\" width=\"650\" height=\"488\" \/><\/a><\/p>\n<h4><strong>However, buying demand is still outpacing housing supply.<\/strong><\/h4>\n<p>Though the increase in homes coming to the market is great news for prospective homebuyers, the number of buyers is still outpacing the number of homes available for sale. As <em>realtor.com<\/em> explains in their <a href=\"https:\/\/news.move.com\/2022-03-03-Realtor-com-R-February-Housing-Report-Home-Prices-Hit-All-Time-High-Ahead-of-Spring-Buying-Season\" target=\"_blank\" rel=\"nofollow noopener\">latest report<\/a>:<\/p>\n<p><em>\u201cDuring the final two weeks of the month, <strong>more new sellers entered the market than during the same time last year<\/strong>. . . . However, with 5.8 million new homes missing from the market and millions of millennials at first-time buying ages, <strong>housing supply faces a long road to catching up with demand.<\/strong>\u201d<\/em><\/p>\n<p>In fact, according to the latest <a href=\"https:\/\/www.showingtime.com\/blog\/january-2022-showing-index-results\" target=\"_blank\" rel=\"nofollow noopener\"><em>ShowingTime Showing Index<\/em><\/a><em>, <\/em>which tracks the average number of appointments received on active listings during the month, buyer demand was greater this January than any other January in the last five years (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2022\/03\/16092754\/20220317-MEM-Eng-2.png?ssl=1\" target=\"_blank\" rel=\"nofollow noopener\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-46177\" src=\"https:\/\/i0.wp.com\/files.simplifyingthemarket.com\/wp-content\/uploads\/2022\/03\/16092754\/20220317-MEM-Eng-2.png?resize=650%2C488&#038;ssl=1\" alt=\"Did Your Dream Home Just Come on the Market? | Simplifying The Market\" width=\"650\" height=\"488\" \/><\/a><\/p>\n<p>This prompted <em>ShowingTime<\/em> to say:<\/p>\n<blockquote>\n<p><em>\u201cThe latest data from ShowingTime . . . shows a surge in home buyer demand in January. . . . This enormous activity occurred in a month when buyer activity typically slows and followed a historic 2021, where buyer demand across the country was extraordinarily strong.\u201d<\/em><\/p>\n<\/blockquote>\n<h4><strong>What does that mean for you?<\/strong><\/h4>\n<p>Basically, as homes come to the market, they are quickly being purchased by eagerly awaiting buyers. So even though the number of newly listed homes is increasing, the number of active listings is still shrinking every month because buyers are purchasing homes almost as soon as they come up for sale. That means listings are coming on and off the market so fast that they don\u2019t carry over to be counted in the active listing numbers the following month.
