Even with <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/04\/26\/the-three-factors-affecting-home-affordability-today\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">affordability<\/a> challenges and a limited number of <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/05\/11\/the-best-time-to-sell-your-house-is-when-others-arent-selling\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">homes<\/a> for sale, buyer demand is strong, and getting stronger.<\/p>\n<p>One way we know there are interested buyers right now is because showing traffic is up. <a href=\"https:\/\/www.showingtime.com\/showingtime-showing-index\/\" rel=\"noopener noreferrer\" target=\"_blank\">Data<\/a> from the latest <em>ShowingTime Showing Index<\/em>, which is a measure of buyers actively touring homes, makes it clear more people are out looking at homes than there were prior to the pandemic (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/files.keepingcurrentmatters.com\/content\/images\/20230517\/20230518-showing-traffic-above-pre-pandemic-levels.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/files.keepingcurrentmatters.com\/content\/images\/20230517\/20230518-showing-traffic-above-pre-pandemic-levels.png?ssl=1\"><\/a><\/p>\n<p>And though there\u2019s less traffic than the buyer frenzy of the past couple of years, we\u2019re not far off that pace. <strong>There are a lot of interested buyers checking out available homes right now.<\/strong><\/p>\n<p>But why are buyers so active at a time when <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/05\/10\/the-impact-of-inflation-on-mortgage-rates\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">mortgage rates<\/a> are <a href=\"https:\/\/www.freddiemac.com\/pmms\/archive\" rel=\"noopener noreferrer\" target=\"_blank\">higher<\/a> than they were just last year?<\/p>\n<h4><strong>The Job Market Is Growing at a Stronger-Than-Expected Pace<\/strong><\/h4>\n<p>With inflation still high, the <em>Federal Reserve<\/em> (the Fed) repeatedly hiking the Federal Funds Rate, and a lot of chatter in the media about a <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/05\/02\/a-recession-doesnt-equal-a-housing-crisis-2\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">recession<\/a>, it might surprise you just how strong today\u2019s job market is. What might be even more surprising is the fact that it appears to be getting stronger (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/files.keepingcurrentmatters.com\/content\/images\/20230517\/20230518-job-market-continues-growing.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/files.keepingcurrentmatters.com\/content\/images\/20230517\/20230518-job-market-continues-growing.png?ssl=1\"><\/a><\/p>\n<p>Each month, the <em>Bureau of Labor Statistics<\/em> (BLS) reports how many new jobs were added to the U.S. job market. The graph above shows 88,000 more jobs were created in April than in March. In fact, the April numbers beat expert <a href=\"https:\/\/www.cnn.com\/2023\/05\/05\/business\/april-jobs-report-final\/index.html\" rel=\"noopener noreferrer\" target=\"_blank\">projections<\/a>.
