So are a ton of other people.<\/p>\n<p>And while mortgage rates are still forecasted to <a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/05\/02\/what-is-going-on-with-mortgage-rates\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">come down<\/a> later this year, if you wait for that to happen, you may be dealing with a lot more competition as other buyers and sellers jump back in too. As <em>Bright MLS<\/em> <a href=\"https:\/\/www.prnewswire.com\/news-releases\/bright-mls-march-2024-housing-report-mid-atlantic-inventory-increases-for-the-second-month-in-a-row-302113312.html#:~:text=Mortgage%20rates%20will%20stay%20higher,more%20sellers%20into%20the%20market.\" rel=\"noopener noreferrer\" target=\"_blank\">says<\/a>:<\/p>\n<blockquote><p><em>\u201cEven a modest drop in rates will bring both more buyers and more sellers into the market.\u201d<\/em><\/p><\/blockquote>\n<p><strong>That means if you <\/strong><a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/04\/10\/should-i-move-with-todays-mortgage-rates\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\"><strong>wait it out<\/strong><\/a><strong>, you\u2019ll have to deal with things like prices rising faster and more multiple-offer scenarios when you buy your next home. <\/strong><\/p>\n<h4><strong>2. Are Buyers Still Out There?<\/strong><\/h4>\n<p>But that doesn\u2019t mean no one is moving right now. While some people are holding off, there are still plenty of buyers active today. The graph below uses that index to show buyer activity for March (the latest data available) over the past seven years:<a href=\"https:\/\/i0.wp.com\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240521\/20240523-Showing-Traffic-Above-Pre-Unicorn-Years.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240521\/20240523-Showing-Traffic-Above-Pre-Unicorn-Years.png?ssl=1\" alt=\"No Caption Received\"><\/a><\/p>\n<p><\/p>\n<p>You can see demand has dipped some since the <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/05\/30\/todays-real-estate-market-the-unicorns-have-galloped-off\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">\u2018unicorn\u2019 years<\/a> (<em>shown in pink<\/em>). That\u2019s in response to a lot of market factors, like higher mortgage rates, rising prices, and limited inventory. But, to really understand today\u2019s demand, you have to compare where we are now with the last normal years in the market (2018-2019) \u2013 not the abnormal \u2018unicorn\u2019 years.&nbsp;<\/p>\n<p>When you focus on just the blue bars, you can get an idea of how 2024 stacks up. And that gives you a whole new perspective.<\/p>\n<p><strong>Nationally, demand is still high compared to the last normal years in the housing market (2018-2019). And that means there\u2019s still a market for your house to sell.<\/strong><\/p>\n<h4><strong>3. Can I Afford To Buy My Next Home?<\/strong><\/h4>\n<p>And if you\u2019re worried about how you\u2019ll <a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/04\/18\/is-it-getting-more-affordable-to-buy-a-home\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">afford<\/a> your next move with today\u2019s rates and prices, consider this: you probably have <a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/04\/26\/equity-can-make-your-move-possible-when-affordability-is-tight-infographic\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">more equity<\/a> in your current home than you realize.<\/p>\n<p>Homeowners have gained record amounts of equity over the past few years. For these buyers, interest rates may be less influential in their purchase decisions.\u201d<\/em><\/p><\/blockquote>\n<h3>Bottom Line<\/h3>\n<p>If you\u2019ve had these three questions on your mind and they\u2019ve been holding you back from selling, hopefully, it helps to have this information now. A <a href=\"https:\/\/www.realtor.com\/research\/2024-q1-sellers-survey-btts\/\" rel=\"noopener noreferrer\" target=\"_blank\">recent survey<\/a> from <em>Realtor.com<\/em> found more than 85% of potential sellers have been considering selling for over a year. That means there are a number of sellers like you who are on the fence.<\/p>\n<p>But that same survey also talked to sellers who recently decided to take the plunge and list.
