Builders responded to that demand and created bigger spaces to help people with things like working from home, setting up home gyms, and having extra rooms for virtual school.<\/p>\n<p>Now, with <a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/08\/19\/how-mortgage-rate-changes-impact-your-homebuying-power\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">affordability<\/a> as tight as it is, builders are turning their focus to smaller single-family homes.<em> <\/em>Data from the <em>Census<\/em> <a href=\"https:\/\/www.census.gov\/construction\/nrc\/quarterly.html\" rel=\"noopener noreferrer\" target=\"_blank\">shows<\/a> how significant this trend toward smaller new homes has been over the last couple of years (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240917\/20240918-newly-built-homes-are-getting-smaller-original.png?ssl=1\" rel=\"noopener noreferrer\" target=\"_blank\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240917\/20240918-newly-built-homes-are-getting-smaller-original.png?ssl=1\" alt=\"No Caption Received\"><\/a>But why would builders want to build smaller homes right now? At the end of the day, builders are going to focus on building homes that meet current market demand \u2013 because they want to build what they know will sell. And the number one thing homebuyers are looking for right now is better affordability. Since smaller homes typically come with smaller price tags, both buyers and builders have shifted their focus to homes with less square footage. The <em>National Association of Home Builders<\/em> (NAHB) <a href=\"https:\/\/www.nahb.org\/news-and-economics\/press-releases\/2024\/02\/top-design-trends-for-2024\" rel=\"noopener noreferrer\" target=\"_blank\">reports<\/a>:<\/p>\n<blockquote><p>&nbsp;<em>\u201c. . . home buyers are looking for homes around 2,070 square feet, compared to 2,260 20 years ago.\u201d&nbsp;<\/em><\/p><\/blockquote>\n<p>And according to Orphe Divounguy, Senior Economist at <em>Zillow<\/em>:<\/p>\n<blockquote><p><em>\u201cNot only are cash-strapped buyers continually seeking out lower-cost options, but developers are changing what type and size of home they&#8217;re producing to try and meet that need.&#8221;<\/em>&nbsp;<\/p><\/blockquote>\n<h4><strong>How a Newly Built Home Can Help You Achieve Your Homebuying Goals<\/strong><\/h4>\n<p>So, if you\u2019re having a hard time finding something in your <a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/08\/15\/what-credit-score-do-you-really-need-to-buy-a-house\/?a=375140-ca8522ad04357da9549c08492a932f70\" rel=\"noopener noreferrer\" target=\"_blank\">budget<\/a>, it may be time to look at brand-new homes that have a smaller footprint. That\u2019s worth looking into, right?<\/p>\n<h3>Bottom Line<\/h3>\n<p>With builders focusing on smaller homes, you have more budget-friendly options when it matters most.
